Daytona Beach Condos Monthly Sales

Daytona Beach condos are a significant part of the Daytona Beach market. Of every residential property sold through the Daytona Beach MLS, about one in five is a condo. That's been the ratio for several years. In 2008, for the year, 19.5% of all residential properties sold were condos. In February, 54 condos were sold out of 256 total properties. In January, 50 condos were sold for 23.4% of total sales.

As you can see from the chart most of the condos sold have been sold under $200,000, or 67.4% of sales and 87.5% were sold under $400,000.

At the end of March, there were about 1700 condos listed in the MLS. or about three times 2008 sales. That tells us that it's a tremendous buyers market for condos. I've shown quite a few condos over the past three months, so there is buyer interest.

For 2009, we see condo sellers needing to become much more aggressive in pricing because of the tremendous value of houses on the market. I have been amazed at the bargain priced homes out there. Many condos just can't match that value. However, there are always condos priced to sell. In 2009, I see banks getting better at the short sale process and unless something changes drastically, adjusting prices to sell rather than list condos.

Condo buyers will need to work with an experienced Daytona Beach real estate agent to get the best possible value for the money. I'm now in my 12th year in the Daytona Beach real estate market.
