There is certainly no lack of places to search for Daytona Beach Homes and Condos. Searches are being offered by sites like Yahoo Real Estate, Realtor.com and many more.

MLS Listings All Come From the Same Source

Local Realtors, like me, earn listings from sellers. Most, but not all, of these listings are entered into the Multiple Listing Service (MLS), provided by the Daytona Beach Board of Realtors, soon after getting the listing. Sometimes, the owner doesn't want the listing in the MLS, or wants to wait until a certain date to put it in.

Once we enter the information into the MLS, the information is broadcast to subscribers, including my own website, who then package the information for prospective buyers. Many of the websites such as Yahoo! and Realtor.com take the feeds from around the country for their visitors to search. They are presenting search in order to sell advertising as well as other services. For instance, if a real estate agent wants to be contacted for listings in the area, they can pay or sponsor pages or listings in the hope that visitors will contact them for more information about local properties.

Local Realtors, like me, provide search of the local area for prospective buyers. We also provide knowledge of the local area including neighborhoods, home values, and the best deals in town.

Some real estate agents will require registration to view listings on their sites, but I never have and never will on this site. You can search here for years without me ever knowing you were here. That's part of the way I do business - no registration, no hassle.

Why Go Local?

When you search my site for any Daytona Beach property, you have someone to call (me) who knows the local market and can answer your questions, get you more information, and arrange for you to see the properties that interest you. You can't talk to Yahoo! or Realtor.com about the properties they show you. For each property they want you to contact a different person. When you search locally, you can contact one person for all your needs. That's so much easier.

Often Realtors will enter listings from other areas in the local MLS. We will often see listings from New Smyrna Beach, Palm Coast, Edgewater, and Deland in the Daytona MLS. However, New Smyrna, Palm Coast (Flagler) and Deland (West Volusia) have separate Boards of Realtors and their own MLS. We also see people searching for the Ormond Beach MLS and Port Orange MLS, but these communities are part of the Daytona MLS.

What's in the MLS?

The Daytona Beach Florida Area MLS has residential homes and condos, commercial property, farm land, vacant lots and land and business opportunities.

What's Not in the MLS?

Many properties do not make it to the MLS and thus don't get into the big search sites. These include:

  • Distressed Properties such as short sales
  • Many New Homes
  • Many New Condos
